We are pleased to introduce our fully online course: Managing Safety-Critical Work.
This online course is designed to help accountable persons and principal accountable persons understand how to check contractor competence and protect residents during works.
This IIRSM-approved training builds a consistent approach to induction and oversight in occupied higher-risk residential buildings in England. It follows safety-critical work from contractor appointment through to completion.
The course also connects appointment decisions and completion evidence with the building’s Golden Thread of current safety information.
The Building Safety Act 2022 places duties on accountable persons and principal accountable persons to manage building safety risks in England. Contractor appointment does not transfer those duties. Construction work may also engage building regulations and the Construction (Design and Management) Regulations 2015. These duties depend on the work and the role held.
Weak contractor checks and missing sign-offs can leave residents exposed to defects introduced during maintenance. Fire door replacements, fire stopping and structural repairs can affect protections residents rely on every day. Defects may be hidden once work is covered over, making timely checks and evidence essential.
Contractor vetting should consider safety records and evidence of corrective action, including relevant reports under the Reporting of Injuries, Diseases and Dangerous Occurrences Regulations 2013.
This training gives accountable persons, principal accountable persons and supporting teams a basis for oversight, helping organisations:
- Build understanding of how to check contractor competence consistently before appointments are approved
- Increase awareness of resident protection needs during maintenance, refurbishment and remediation
- Develop understanding of how to report and follow up defects discovered during works
- Support the retention of evidence of approved changes, inspections and completed work for future safety decisions
